Oil Stained Concrete Floor? Here's What Actually Works (And What Doesn't)

Motor oil stains in garage floors are one of those problems that seems simple until you try to fix it. You scrub, you degrease, you pressure wash — and the stain is still there. Maybe lighter, but there.

Here's why — and what actually eliminates the problem for good.

Why Oil Is So Hard to Remove from Concrete

Concrete is porous. When oil drips onto it — whether from a leaking vehicle, a lawnmower, or a stored engine — it doesn't just sit on the surface. It wicks down into the slab, sometimes 1-2 inches deep in older, more porous concrete.

Surface cleaning removes the oil sitting on top. It doesn't reach what's been absorbed.

What Doesn't Work

Dish soap and scrubbing — moves surface oil around, doesn't penetrate Kitty litter — absorbs fresh spills well, does nothing for old set-in stains Degreasers and pressure washing — effective on fresh oil, limited on old stains Painting over it — the oil bleeds through almost any coating within months

What Actually Works

For light, recent stains, a professional-grade degreaser applied with dwell time, followed by mechanical scrubbing, can lift most of the contamination.

For old, set-in oil — especially battery acid or transmission fluid that's been there for years — the only reliable solution is to grind the contaminated surface layer off the concrete. Industrial diamond grinders remove the top layer of the slab, taking the absorbed oil with it.

Once the surface is clean and properly profiled, an epoxy coating can be applied that:

  • Seals the concrete permanently
  • Prevents future oil from penetrating
  • Creates a surface that wipes clean in seconds

That dark oil patch your car has been sitting over for 10 years? Gone. Covered by a seamless, attractive floor that never stains again.

The Battery Acid Problem

Old car batteries leak acid that etches into concrete, creating rough, pitted patches that are almost impossible to clean. These areas need to be ground down and filled with polyurea filler before any coating goes on — otherwise the acid residue prevents proper adhesion.

This is another reason why professional assessment matters before any flooring work begins.

Getting Rid of Oil Stains for Good

If you're in Toronto or the GTA and dealing with oil stains in your garage, shop, or commercial space, the most cost-effective path is a proper epoxy resurfacing job. You eliminate the stains, protect against future ones, and end up with a floor that's genuinely easy to maintain.
